From Prototype Refinement to Public Representation

Child Care centers are essential to thriving communities. However, designing and developing them can come with unique challenges including complex regulations, site constraints, and oftentimes challenging architectural review boards to maneuver through. 

No one understands this better than 814 Development LLC, a privately owned commercial developer specializing in turnkey real estate solutions within the child care sector.  With an ambitious development pipeline of 8-10 new ground-up Child Care centers each year, 814 Development needed more than a design firm. They needed a Trusted Guide, a national, full-service partner with deep expertise in the Child Care market.

That’s where Interplan came in. With in-house Architecture, MEP Engineering, and Civil Engineering, we offered a seamless, integrated approach that helped 814 streamline their growth and scale confidently.

We began by re-engineering their prototype for improved constructability, efficiency and overall performance. Every decision, from being cognizant of fire sprinkler requirements thresholds to classroom size calculations, balanced safety, efficiency, and cost control.

Our Site Investigation Reports quickly became indispensable, uncovering zoning restrictions, easements, and permitting hurdles before land was purchased. With many facilities placed in residential areas, public hearings and zoning boards were common. Interplan’s Civil and Permitting teams stood in front of review boards on 814’s behalf, answering questions, defending variances, and keeping projects moving forward.

At the height of the program, weekly calls aligned all disciplines as we managed multiple projects, in various stages, across the country. Each jurisdiction brought unique challenges from restroom requirements in North Carolina, to classroom ratios in Florida, to architectural guidelines in Texas. Interplan adapted quickly while ensuring brand consistency and approvals.
